Option 1: Compliance Package ($350 per buyer or seller closed transaction).
The Compliance Package is focused on ensuring that your documents have all the required signatures. We track down and obtain any missing documents or signatures. Additionally, we make sure that the fully executed documents are provided to the cooperating broker, escrow, the lender and your brokerage. Direct communication with your clients is kept to a minimum from us so that you are their main and, often, only point of contact throughout their transaction.
Upon mutual acceptance of a sale agreement, we do the following:
· Open escrow and notify buyer’s lender of accepted offer;
· Review all documents to ensure that they are fully executed;
· Obtain any missing signatures;
· Submit all fully executed documents for compliance;
· Follow up with agent or cooperating broker for any flagged or missing documents;
· Send transaction summary email to cooperating agent, your clients, escrow, and lender;
· Track contingency timelines;
· Track earnest money deposit;
· Coordinate with cooperating agent to obtain any new or outstanding signed documents;
· Ensure seller disclosures are completed;
· Ensure HOA documents (if any) are received and sent to appropriate parties;
· Ensure preliminary title report is received by escrow team and sent to your clients for their review;
· Order Home Warranty if applicable;
· Complete and submit your Commission Demand;
· Ensure escrow company and lender have all information needed for a successful, timely closing.
$600 charge for dual side transactions.

Option 2: Client Connect Package ($425 per buyer or seller closed transaction).
In addition to providing all the same services as The Compliance Package, we will also communicate directly with your clients to ensure that they know the next steps in the process. Our communication with your clients also includes providing them with reminders such as setting up utilities, how to prepare for escrow, etc. They are also welcome to ask us questions and we will answer what we are able to and refer to you for questions better left for their agent.

· Ensure preliminary title report is received by escrow team and sent to your clients for their review;
· Order Home Warranty if applicable;

· Update all parties involved about when the signing appointment is scheduled at escrow;
· Directly communicate with your clients throughout with reminders such as setting up utilities, how to prepare for escrow, etc.
$625 charge for dual side transactions.
Optional Add-On Pre-Listing Coordination ($100 charge per closed listing transaction)
· Submit all listing contract paperwork to your brokerage for compliance;
· Follow up with sellers when additional signatures/information is needed;
· Order Trio from Agent’s preferred title company;
· Enter listing data into RMLS or NWMLS;
· Upload photos onto RMLS or NWMLS;
· Ensure completed disclosures are provided by seller;
· Work with seller to obtain all HOA documents (if any);
· Mark active status in RMLS;
· Mark pending status in RMLS;
· Mark closed status in RMLS.
